This report is a look at the high end of the market for traded residential investment properties. Although the ratings do not appear great most of these properties are located in downtown neighborhoods that have been maxing out at a cap rate potential of 3 and a few of them are showing potential for 3+ up to a mid 5 for a 15 unit property in Andrew Square.
Results indicate a strong and balanced market for sellers and investors in this market segment.
Many of these properties have been inspected but the information provided in the report as well as the income/expenses used to calculate the ratings are based on estimates, therefore many assumptions have been made about each of the properties that would require a property visit and/or further research and due diligence before relying on this information to formulate an offer.
