Greater Boston-Zone 2 East-New Listing Carey Cap Rate Report 19-16

New listing volume in the Greater Boston East zone was light again this week for residential investment property opportunities in this region but there are a couple of opportunities worth pursuing including a four unit in Revere with a mid 5 cap rate potential and above market rents that could bring it close to a 6.

Many of these properties have been inspected but the information provided in the report as well as the income/expenses used to calculate the ratings are based on estimates, therefore many assumptions have been made about each of the properties that would require a property visit and/or further research and due diligence before relying on this information to formulate an offer.
