Greater Boston-Zone 3 North-New Listing Carey Cap Rate Report 19-02

The Greater Boston North zone covering Everett, Malden and Medford is kicking off the new year on fire with several average to above average residential investment property opportunities. A couple of these assets may result in 6+ cap rate returns and one is a short sale that will likely need renovation but starts at a 10+ cap.

Many of these properties have been inspected but the information provided in the report as well as the income/expenses used to calculate the ratings are based on estimates, therefore many assumptions have been made about each of the properties that would require a property visit and/or further research and due diligence before relying on this information to formulate an offer.
