Greater Boston-Zone 3 North-New Listing Carey Cap Rate Report 19-18

The Greater Boston North zone covering Everett, Malden and Medford continues to show promising above average residential investment property opportunities. There are a few average investment properties in this weeks report for this zone but a large three family with eight bedrooms and a list price placing it under $100k per bedroom results in a potential cap rate near 7.

Many of these properties have been inspected but the information provided in the report as well as the income/expenses used to calculate the ratings are based on estimates, therefore many assumptions have been made about each of the properties that would require a property visit and/or further research and due diligence before relying on this information to formulate an offer.
