Greater Boston-New Listing Carey Cap Rate Report 21-045-048
Since launching Carey Connector in January we have been asking our clients what they want to see more of and what have we provided in the past that they want to make sure we continue providing and overwhelmingly the Carey Cap report providing an analysis of cap rate potential for new listings for Residential Investment properties has been the top request.
Over the next couple of weeks we will be getting caught up with the analysis of new and sold listings since the first of the year. Although many of these new listings have since been sold or are under agreement these reports will provide a good look at some trends for the area during the first quarter of 2021. Many of these properties have been inspected but the information provided in the report as well as the income/expenses used to calculate the ratings are based on estimates, therefore many assumptions have been made about each of the properties that would require a property visit and/or further research and due diligence before relying on this information to formulate an offer.
