Greater Boston Traded Assets - Carey Cap Rate Report - 2023 - Quarter 2
Although we have not been posting Carey Cap Report blog posts publicly we have been tracking the activity and providing this information to our clients directly. This year we are going to return to posting the reports publicly on this site and on various social outlets on a quarterly basis to start will likely start posting monthly before the end of the year. If you would like the reports sooner as they become available then sign up on our mailing list and we will provide them to you.
NEW IN 2024. In addition to tracking new listings and traded listings we will also be tracking listings with price changes as we are finding quite often properties with price changes represent opportunities to pursue. Typically 2-3 New Listing reports per week are created along with 1-2 Traded Listing reports and 1-3 Price Change reports. We can bundle these into a weekly email of all of that weeks reports or send them to those that subscribe as they are created.
Many of these properties have been inspected but the information provided in the report as well as the income/expenses used to calculate the ratings are based on estimates, therefore many assumptions have been made about each of the properties that would require a property visit and/or further research and due diligence before relying on this information to formulate an offer or assess the cap rate results from the trade.
